If the rent remains unpaid for a certain number of days (as stipulated in the tenancy) after becoming payable, normally there will be a forfeiture clause in the tenancy to permit the landlord to lawfully at any time thereafter to re-enter and re-possess the premises or any part thereof and thereupon the tenancy shall absolutely cease and determine but without prejudice to the right of action of the landlord in respect of any unpaid rent or any antecedent breach of any of the tenant’s covenants.
