ABSD rules for couples with mixed residency status – Property in Singapore for rent

Property in Singapore for rent – The rules for purchase by married couples with mixed residency status – SC-PR and SC-Foreigner are as follows:

  • The general rule of applying a higher ABSD rate in respect of a joint purchase of a property may not apply to a joint purchase of a matrimonial property.
  • The lower ABSD rate may apply by way of remission.
  • An application for the remission has to be submitted to IRAS.

Example 1

For married couple who are SC and SPR:

The ABSD remission for married couple (SC and SPR) applies only if the total number of Singapore residential properties owned (separately or jointly) by the married couple after the new purchase is 1 or less. If this total number is exceeded, ABSD rate of 10% applies.

Example 2

For married couple who are SC and foreigner:

The ABSD remission for married couple (SC and foreigner) applies only if the total number of Singapore residential properties owned (separately or jointly) by the married couple after the new purchase is 1 or less. If this total number is exceeded, ABSD rate of 15% applies.
