By ratification – House for sale in Singapore
- “Ratify” means approve to the original agency relationship
- For example: The Exclusive to sell has expired but the agent continued to market the property. The seller did not stop the agent from showing the property and accepted the deposit through the agent. The Seller is deemed to have ratified the earlier agreement he had with the agent and he is also estopped from denying the agency relationship therefore the agent is still entitled to his commission.
- An agent who was not appointed initially can be appointed subsequently by the principal through ratification. With ratification, the appointment of the agent is backdated to the time when the agent performed his act.
