HDB owner subtenant of another HDB flat – Singapore HDB for rent
Singapore HDB for rent – Generally a HDB owner is not allowed to be the subtenant of another HDB flat except under the following conditions:
- HDB flat owners who are divorced/legally separated and only one of the divorced/legally separated parties may be a subtenant.
- HDB flat owners who are eligible to sublet their whole HDB flat and they must sublet their own flat within 1 month after having rented a flat from another flat owner.
- HDB flat owners who are eligible to sublet their whole flat but they are not able to sublet their own flat after they move out of their flat as there are other occupiers remaining behind.
HDB room rental
HDB flat owners do not need to apply for approval to sublet rooms. Locking up 1 bedroom and subletting the remaining ones while staying elsewhere is regarded by HDB as whole flat rental and HDB’s approval is required. The owner must be physically staying there to qualify for room rental. Singapore HDB for rent.
Only 3rm & above flats are allowed to sublet room. 1 room & 2 room flats are NOT allowed to sublet room.
Register with HDB
Effective from 1/2/2010, owners who sublet room(s) must register with HDB within 7 days from date of subletting. Owners can register online at My HDBPage.
Owners must also notify HDB whenever there is:
- Renewal
- Termination
- Changes in subtenant particulars
Maximum no of rooms and occupants
Maximum no of rooms to sublet & maximum number of occupants* allowed are as follows:
HDB 3 room flat = 1 bedroom & total 6 persons
HDB 4 room flat & above = 2 bedrooms & total 9 persons
(*includes owners, authorised occupants and subtenants)
Penalty for non-compliance is a fine up to $3,000 and for repeat offenders, HDB can compulsorily acquire flat.
