Obligations of property owner – Office for sale in Singapore
- Owner is required to notify Chief Assessor within 1 month of the sale of property.
- Owner owns the property through succession is to notify the Chief Assessor within 1 year from the death of the deceased.
- Owner must notify Chief Assessor within 15 days when building is erected, rebuilt, enlarged, altered or improved.
- Owner is to notify Chief Assessor within 15 days from the date the property is rented out. Notification not required if e-stamped.
- Owner is to notify Chief Assessor within 15 days from the date the property is rented out. Notification not required if e-stamped.
- Owner is to notify Chief Assessor within 15 days if there is any change in rent amount during lease term. Notification not required if e-stamped.
- Owner is to notify Chief Assessor with 15 days from the day the property is not occupied by owner.
Vacancy refund
Property tax is payable regardless of whether the property is vacant or occupied. If your property is continuously vacant for at least 30 days or a calendar month, you may claim a refund of tax for the vacant period if the property is:
- intended for letting but no tenant could be found despite reasonable efforts to obtain a tenant; or
- undergoing repairs to make it fit for occupation (repairs do not include renovations, alterations, improvements and additions).
If you intentionally leave your property vacant or your property is vacant pending sale, you will not be eligible to apply for vacancy refund. Office for sale in singapore.
Objection to the AV
- Owners may object to Valuation List at any time
- May lodge objection within 21 days of service of notice of assessment (or re-assessment)
- Chief Assessor – may disallow or allow objection to assessed Annual Value
- Comptroller of PT – may disallow or allow back recovery of tax
- Aggrieved owner may appeal to Valuation Review Board (VRB) within 21 days of service of notice or to High Court
